7 Brew Coffee opened its first Springfield location at the end of May, and a second store is already about to break ground.
A building permit was filed July 2 with the city of Springfield for new construction of a 7 Brew Coffee at 2631 N. Dirksen Parkway. The general contractor is Paradigm Construction.
The property, which is adjacent to Club Car Wash, was rezoned earlier this year from I-2, a heavy industrial classification, to B-1, a business service classification. The request was unanimously approved at the December Springfield Planning and Zoning Commission meeting and approved at the Jan. 20 Springfield City Council.
According to Sangamon County tax records, 2631 N Dirksen Pkwy LLC purchased the property Feb 12 for $900,000. The registered agent for the limited liability company is Benito Hidalgo, a Texas real estate investor. His company, Net Lease Development, acquires and develops single-tenant properties across the U.S., including many quick service restaurants.
The company’s website touts 160 properties in 35 states, including multiple projects in Illinois. Hidalgo developed the first 7 Brew in Illinois, which opened in Sterling in December 2022. More recently, his company opened a 7 Brew Coffee in Jacksonville in June 2023.
Hidalgo also manages the LLC that purchased the former restaurant at the corner of Wabash Avenue and Veterans Parkway Nov. 17 for $1.3 million. The building at 2599 W. Wabash was demolished and a 7 Brew Coffee constructed in its place.
7 Brew was founded in Arkansas in 2017 and has grown to more than 500 locations nationwide. The original menu included seven different coffee drinks, although that has now expanded as well.
The 500-square-foot locations are all drive-thrus that utilize a double-lane, with “Brew Crew” employees taking and delivering orders to customers. The company promotes its 20,000 different customizable combinations and offers teas, energy drinks and milkshakes in addition to its namesake coffee.
